There
are times when some clients prefer their work be performed
in a
"Design Build" format. This is where the
Architectural work is rolled into
the General Contractor's scope of services and the costs
for Architectural
services are included in the GC's bid.
The
advantages to the client of a Design Build structure include:

one contract document to cover all aspects of the job,
. a single point of contact,
. earlier and better communication between
the Architect and General
Contractor who are working
more in collaboration every step of the way
rather than operating independently
with each reporting to the client
separately.
A
Design Build format is especially beneficial when there
are a number of
unusual design features that can best be created by close
participation of
both the Architect and General Contractor. This allows
both design and
construction knowledge to be input at every step to help
shape the best
finished product.
IGC
has a close relationship with a great architectural firm
with whom we
would propose this service. Although this particular
Architectural firm has
international capabilities and experience, they are Houston
based and
Houston focused ensuring our team is accessible and responsive
to you the
client.
